I read this book a long time ago, I believe on Kindle Unlimited, but from what I remember is it’s a contemporary romance novel. For the life of me I can’t remember the exact description of the characters.
The main male character is grumpy and hates everyone but he owns a lot of houses in the town and flips them, renting them out. The main female character rents one of his houses when she finds out her boyfriend was cheating on her. The main female character and her boyfriend are both teachers at the same school; her boyfriend cheated on her with another teacher at the school.
The main female character often hangs out with her best friend who lives close by to both her and the main male character. I also remember the main male character riding a motorcycle. The main characters can’t stand each other in the beginning, but over time they start to care for each other and form a relationship.
Her boyfriend sounds awful!

Reminds me of Toni Blake, but I’m not certain. Reminds me of Susan Mallery, too.
Intrigued! Following. Sounds similar to Claire Kingsley Obsession Falls — he’s cranky and flips houses but she’s not a teacher, she’s a journalist who just moved to town.

My thought was either Kate Canterbary or Meghan Quinn, but I’m not finding a pairing between a teacher and a house flipper (one or the other, but not both).
@Glen now that you mention her – Kate Canterbary’s Walsh brothers series has Matt and Lauren – she’s a teacher and he’s in his family’s design business where they do renovate and resell houses, although I don’t think that’s the book referenced above for various reasons.
I haven’t read that specific one but the characters are in other books in the series and I’m not sure Matt is a grump. (I’m an architect and in this case I prefer Shannon’s story in the series – Cornerstone – versus the brothers’ stories for personal/professional reasons).
